Recent NAR Changes: Why You Need A Buyer’s Agent
Significant changes from the National Association of Realtors (NAR) are reshaping the real estate market across the nation. These adjustments will impact buyers directly, shifting the dynamics of real estate transactions. Beginning on August 17th, 2024, one of the most profound modifications involves a shift in who covers the costs associated with real estate commissions. While there is some misconception that buyers are now responsible for the agent’s commission, technically, buyers have always been responsible per their contract. The difference now is MLS will not be advertising the commission percentage on the listings. This means buyer agents will need to ask the listing agent if the seller will be offering any concessions towards closing costs/agency commission. Some may offer full, partial, or no commission. Buyers will need to be prepared to cover the cost if the seller will not be offering any concessions as well as get creative with their offer writing with the help of a knowledgeable buyer agent.
